The Bight
Located between Grace Bay and Turtle Cove, this previously residential area is now home to Beaches Turks & Caicos Resort & Spa. Several condominium developments are in the works along the beautiful beach that is an extension of Grace Bay, Beachfront lots can exceed $1,000,000 per acre; lots near the beach begin at $85,000; and ridge top lots offering beautiful north shore views are available from $50,000.
Blue Mountain
The highest point on Provo, the exclusive Blue Mountain settlement comprises an elevated area between Turtle Cove and Thompson Cove. Prime hilltop lots with panoramic views start at $150,000, while oceanfront lots with elevation are priced from $550,000.
Chalk Sound
On the Southwest tip of Provo, a long peninsula separates Chalk Sound, a shallow inland waterway, and the Atlantic Ocean. The ocean side at Sapodilla Bay, Taylor Bay and Silly Creek offers unparalleled sunsets, while Chalk Sound displays incandescent blue waters dotted with hundreds of tiny cays. Some prime lots with elevation enjoy both vistas. The few remaining lots are over $150,000 per acre.
The area is strictly residential and boasts the upscale developments of Harbour Gates, Ocean Point, Sunset Bay and Silly Creek Estates. Homes tend to be luxury estates valued from $750,000 to over $3,000,000.
Cooper Jack
Located on Provo's southwest shore, this area is quite popular due to the prevailing breezes, privacy and magnificent sunsets; Waterfront is primarily iron shore, with some sandy swimming areas. Hilltop lots begin at $70,000,
This area is home to the Marine Biology Education Center and the South Side Marina.
Discovery Bay
Located in the center of Provo's south shore, Discovery Bay is the entrance to a 2.5 mile, man-made canal system. This peaceful residential area offers access to the ocean at a reasonable price. Canal lots range from $50,000 to $90,000. The higher priced lots have elevation as well as water frontage.
Grace Bay
Grace Bay, often termed the "Gold Coast", boasts what international travel magazine surveys have rated among the world's best beaches. It is home to the majority of the resort hotels and condominiums, as well as the only casino, the Provo Golf and Country Club, and Ports of Call, the largest tourist-orientated shopping center.
The few remaining beachfront lots zoned for commercial/tourist related development are priced at over $1,500,000 per acre. Residential lots near the beach and commercial lots on Grace Bay Road average $350,000 per acre.
While recent years have seen a boom in construction of beachfront condominiums here, development has evolved to more affordable, near-the-beach locations.

Leeward
Leeward is a planned community on the northeast tip of Providenciales. Revitalization efforts have come to fruition and both land sales and residential construction have skyrocketed. Beautiful beachfront, canal and inland properties are all available. Canal lots start at $150,000; beach lots at $800,000 and inland lots from $45,000 to $150,000.
Leeward Marina is full-service marina and water sports headquarters located at the Leeward-Going-Trough Channel connecting the north and the south sides of Providenciales.
Development is continuing, with the completion of almost a mile of new canal at Leeward's far eastern end. Lots along the new canal are in Leeward Gardens, the final waterfront individual home sites there.
Long Bay
Located on Provo's southeast shore, this residential subdivision offers some of the most affordable prices. Tract land is available from under $ 20,000/acre; canal lots from $60,000, view lots from $ 35,000 and two-acre beachfront lots from $400,000.
Long Bay Hills is home to the newly revitalized Caicos Marina and Shipyard, a full service marina offering boat carpentry, repairs and services.
Thompson Cove
This 130-acre planned community, located on Provo's prime north shore west of Blue Mountain, is quiet, secluded and entirely composed of fine homes and estates. There is dock space within a private, protected canal and beach access, with excellent snorkeling at Cove Point. Beachfront lots are typically two acres with 150 feet of frontage and are in the $400,000 range, canal lots range from $135,000 to $175,000. Homes begin at $400,000.
Turtle Cove
Turtle Cove was the site of Provo's first hotel and many of its first homes. The beach is very prime, with excellent snorkeling. Beachfront homes on one acre of prime beach start at $1.1 million. Hilltop homes are available from under $300,000. Turtle Cove Marina is a center for diving operations and charter fishing boats. There are several hotels and many restaurants within walking distance.
Turtle Tail
Turtle Tail is a 3.5 mile peninsula on the north by Juba Salina and on the south by the open sea, Turtle Tail provides dramatic views of the Caicos Banks and Five Cays, small coves with private beaches and fabulous hilltop properties. All services are underground. Oceanfront lots begin at $150,000; hilltop lots at $100,000.
There is a variety of commercial properties for sale, including existing businesses and revenue properties. Prices on Leeward Highway start at $150,000 per acre, while Grace Bay has opportunities from $350,000 per acre. The Industrial Park area starts at $60,000 per acre.
